Brookhollow Riverside is an 8-story Class A office building located on Highway 360 in Grand Prairie, Texas. Soon after acquisition of the building, the WPA Asset Management team implemented an extensive plan of capital improvements and operating expense reductions. The improvements to the property to date have included modernization of the building and garage elevators, new energy efficient chillers for the HVAC system, improvements to the main building entrance, exterior and parking garage lighting improvements, ADA restroom upgrades, among others. A careful study of operating expenses at the property revealed a few areas where savings could be achieved via improved efficiencies. Without sacrificing service or amenities at the building, operating expenses were reduced from approximately $9.75/SF in 2006 to approximately $8.65/SF in 2008.
