150 Westpark Way is a 3-story office building located at the intersection of Westpark Way and Airport Freeway in Euless, Texas. The 74,047 square foot building was acquired via a lender workout in 2008. Soon after acquisition, the WPA formed tenant-in-common ownership group implemented an aggressive capital improvement program designed to substantially improve the aesthetic appeal and operating efficiency of the property. The program included replacement of the HVAC units, installation of an energy efficient TPO roof system, parking lot improvements, redesign of the interior common areas, installation of new corridor lighting, and new signage throughout the building. The building was historically well occupied, but occupancy dropped in early 2008 when bank mergers resulted in the loss of SouthTrust/Wachovia, the buildings largest tenant. With the new improvements and aggressive rental rates, the property should return to historical occupancy levels within the next few years.
